Stylize the space in your Keller home with simple, smart buys and updates

Stylize the space in your Keller home with simple, smart buys and updates

Giving your Keller home a stylish update can sometimes seem like a daunting and expensive task in DFW. But, it's actually easier than ever with the right mindset and design inspiration. Everyday items can easily be up-cycled while a couple of inexpensive projects can be completed for a quick style revamp of your space on almost any budget. Follow these tips to freshen up your home from the outside in and you'll be amazed at the impact.

Plant some pizzazz

The first thing people notice about your house in DFW is the landscaping and overall curb appeal. Try installing flowerboxes or even planting shrubs and trees around your home. Buying a new tree is a small investment and takes just a few hours to plant. For added color, consider planting some perennial flowers, such as day lilies, tulips and roses - which bloom every year. Painting or stenciling inexpensive planter boxes can give them a higher-end look and just the right touches of color to your space.

Enhance your entrance

Adding some colorful accents to your home's exterior is a simple way to make a style statement and enhance your home's curb appeal. You don't need to repaint your entire home's exterior -  just a few selective color additions can make an enormous impact. A fresh coat of paint on the front door can go a long way. A can of black, oil-rubbed bronze or brushed nickel spray paint can be used to update metal house numbers, railings and light fixtures quickly, and for a very low investment. If your front porch is rather dim, consider shopping at a flea market or resale shop for a new light fixture to brighten up the space. LED bulbs can be used for adding more light and energy savings. New and old pieces can all be painted to match or left as is for a more rustic and eclectic feel.

Step into style

The key to creating a great first impression as guests enter your house is the flooring. Hardwood and tile are common and classic looks for entryways and foyers but aren't always within budget. Flooring companies now have options that look and feel just like the real thing but cost much less- and don't require professional installation or complicated maintenance routines. Many companies offer a wide selection of colors, patterns and quality levels in laminate and luxury tiles and planks that are easy to install, look just like the real thing and are affordable.

Wow your walls

Painting is the easiest way to make a dramatic, fairly inexpensive and instant impact on any room. Consider areas of your home that'll get the most notice, like your dining room, kitchen, guest bath, foyer and even guest bedrooms. An even quicker project is just painting one wall as an accent wall. This will create a new focal point for the room that can be easily achieved by going a shade darker, brighter or complementing the existing wall color.

Easy, last minute tricks

If you're looking to refresh your kitchen, consider giving the cabinets some new hardware. Is storage space tight and cabinets are out of your budget? Mount some open shelving. New runners add interest to a long hallway while fun, hanging art keeps the space trendy. Other trendy accessories include wall sconces, throw pillows and photo frame wall galleries.

Remember, small projects pay off - you'll be enjoying your new, low cost but big impact look for years to come without having to fret about paying any large project costs.

Four real estate tips to help Keller buyers and sellers both win this summer

Four real estate tips to help Keller buyers and sellers both win this summer

The Keller real estate market heats up when the weather does, and spring and summer are traditionally the most active seasons for home sales. This year home prices may continue to rise and, with mortgage rates remaining low, the spring and summer real estate season will be competitive for both buyers and sellers in DFW.

Buying a house can be a high-pressure task. Everyone wants to win in the DFW real estate market, but not all do. Fortunately, some simple steps can help ensure both buyers and sellers achieve the best possible outcomes.

1. Don't go it alone.

Real estate agents bring value to both sides of a home sale. Ensuring that sellers get top dollar and spend less time waiting for their Keller homes to sell, and that buyers get the best home at the best price. To find a good agent, interview several, - including the Grove Team read online reviews, get recommendations from family and friends in the DFW area, and take your time. Look for an agent who makes you feel comfortable.

2. Know what's going on in your market.

It's generally a hot market at this time of year. In order to maximize chances of success, both buyers and sellers should thoroughly research home prices in the Keller area. Knowing what other homes are selling for will help sellers competitively price their homes, and buyers who do their research will be less likely to overpay. Buyers may also be able to avoid unproductive bidding wars if they're armed with price information and know ahead of time how much they are willing to stretch their budget for any given home.

The Grove Team will be happy to provide buyers and sellers with a comparative market analysis of home values and prices in their area.

3. Be creative.

DFW area sellers don't want to set prices too low and buyers don't want to pay too much. Creativity can help close the deal for both groups.

Rather than listing a home for a lower price, sellers can enhance their listing's attractiveness in a number of ways, such as offering to help buyers with closing costs or including a home warranty in the sale. Buyers - especially those in multiple offer situations - can make their offers more attractive by getting mortgage pre-approval, waiving contingencies or offering to rent the home back to sellers for a short period of time to help them with their transition.

4. Know when to walk away.

Sometimes a deal just isn't right. Perhaps the other party's agent makes you uncomfortable, a buyer is adamant about a lowball offer or a seller refuses to make necessary repairs. Flash sales, bidding wars, price jumps and inventory crunches can also make you feel uncomfortable.

When a bad scenario occurs, the best course of action may just be to walk away. With the looming possibility of a regrettable purchase, it pays to do everything you can to make sure the deal you're considering is right for you.

Gen Y home-buying trends revolutionize the housing market in Keller, Southlake, North Richland Hills

Gen Y home-buying trends revolutionize the housing market in Keller, Southlake, North Richland Hills

The housing market is thriving in Keller, Southlake and North Richland Hills and the driving force is an estimated 92 million Gen Now consumers between the ages of 19 and 37 entering the market to become new home buyers across the country between now and the year 2020. These consumers have grown up during the introduction of the Internet, social networking, mobile devices and a huge recession. Not surprising, this massive group is demanding far different features in their homes from what their parents and grandparents have desired in the past, and it may forever change the way homes are designed and built in the future.

Top housing trends among this generation include:

Socialization

Open floor plans are a must. They want spaces to work together and encourage interaction, not separation. The kitchen is still viewed as the heart of the home, and it must be a place where socialization can thrive. Other spaces must work with the flow of the home, with thoughtful design used for bedrooms, bathrooms and laundry spaces. Built-in storage is a must to maximize the utility of space.

Energy efficient design

This generation sees their homes as a reflection of their own values, and because so many of them value green living, they want a home that complements this lifestyle. Energy-efficient upgrades are considered a worthwhile investment.

Tech-friendly features

The modern homebuyer wants a home that is connected seamlessly with their smart devices, and that means incorporating plenty of tech-friendly gadgets and wireless features into the home design. Electronic drop zones next to entranceways, device recharging stations in work areas and family rooms, and plenty of home-automation upgrades in the kitchen and entertainment spaces are what Gen Y wants in a home today.

Adaptable spaces

Modern homebuyers have a keen eye for use of space and how they will need to use these areas, which is why they want homes that flex to meet their changing needs. Rooms created for transitional use might include a flexible game/entertainment room, or an office that can easily be morphed into a nursery in the future.

Modern design

A savvy group when it comes to their design preferences, this generation may take a simpler approach to living, but they want their spaces to be full of style and functionality. They love integrating bright color, thoughtful design and rich texture throughout interiors. They want a home that is a reflection of their own personal style – something more unique than the cookie-cutter home designs they associate with their parent’s generation. They want a mindful and organized approach to customization to craft a house they can call a home for many years to come.

Discounts
Ask your Dallas/Fort Worth agent if you have taken advantage of all the policy discounts available to you. With your agent, outline your home’s features and point out what has changed that might provide discounts for upgrades in systems additions of security systems/alarms, etc.

Bundling
Inquire if bundling your homeowner insurance with auto, liability or other policies can save you money overall.

Deductibles
Review your deductibles and see if they still fit your budget. Consider how raising a deductible could lower your premium.

Shop Around
Don’t be afraid to shop around and show your current insurer a competitors rates to get your rates adjusted with your carries. Ask Keller-area friends for referrals and/or research what insurers work in Dallas and Fort Worth or more specifically where your property is located.
