4 spring design upgrades for a Keller homeowners

While it may be the perfect time of year for a refresh of your Keller home, it can be challenging to find exciting new ways to decorate. With top design trends in mind, here are four simple solutions to spring into a new look this season.

Mixed materials
To entertain the eye, coordinate mixed materials and beautiful textures in unexpected ways. From a warm Champagne Bronze finish juxtaposed against matte white tiles, to espresso-stained wood contrasted with clean marble, this trend is all about bringing the unexpected together to create a unified design aesthetic. Quick refreshes to any room can include accessories such as modern paintings or wall planters and potted succulents. These quick additions serve as simple ways to complement what is already in the room, eliminating the need for a full redesign.

Global inspiration
As an increasingly connected society, incorporating design inspiration from around the globe has become an ever-present trend that is sure to make an impact. Influenced by the most cosmopolitan cities around the world, the Pivotal single handle bath faucet serves as a beautiful centerpiece for the vanity. With clean lines and contemporary form, this collection is perfectly suited for all generations and all style preferences - from millennial to baby boomer. While simple in design, Pivotal makes a bold, modern statement with its sleek handles and angular spout. To further amplify the contemporary aesthetic, focus on simplicity by installing mirrored cabinets to store toiletries. For a more traditional look, pair a stainless faucet finish with warm cabinetry such as toasted almond oak.

Wallpaper wonder
For people who choose to rent instead of purchase, creating the warm, comfortable environment we all know and love can be a challenge. Removable wallpaper is a great way to implement a design refresh and make a temporary space feel like home. The beauty lies within the name - it's removable! Intricate designs and lively patterns are now easily accessible; perfect for an accent wall that needs a pop of color. If you yearn for a new design, simply remove the existing paper and replace with a new pattern.

Bejeweled beauty
This spring, channel your inner artist and incorporate a sense of vibrancy into living spaces. Jeweled tones are experiencing a resurgence this year, proving there is no better way to energize a space than with a brilliant emerald green or a lively turquoise accent. If the idea of painting a room is too daunting, opt for smaller updates that bring a punch of color. Thrift stores are great places to find unique accessories or that perfect piece of furniture, such as an ottoman or tufted bench that can be re-covered with a rich magenta or sapphire blue fabric. These easy art projects serve as a great afternoon project that can refresh a neutral space in your Keller home.

3 upgrades to help boost your Keller home's energy efficiency

Winter is over. But if you experienced high heating bills, or drafts and cold spots throughout your Keller home, it could mean your home is not as energy efficient as it could be. Home improvement experts suggest spring is the ideal time for homeowners to think about investing in projects that boost their home’s energy efficiency while helping save money each month.

With an increasing array of solutions available on the market, homeowners can make informed decisions on which areas of their home are worth the investment. Here are three key home improvement projects homeowners can consider to improve the energy efficiency and comfort of their home.

Window upgrades
You might not realize it, yet windows can play a major role in the overall comfort of a home and its occupants. The U.S. Department of Energy's Energy Savers states that air loss through windows can equate to around 10 percent. Sealing cracks and gaps around the glass and window frame can make a noticeable difference to curbing air loss, while installing double-glazed windows, originally designed for extreme climates, are an increasingly popular and effective way to help minimize air loss and make those wintry drafts a thing of the past.

HVAC equipment upgrades
Inefficiencies in your heating and cooling equipment could be contributing to your monthly energy bills. The U.S. Department of Energy estimates that as much as 25 percent of a home’s annual bill could be directly connected to inefficient HVAC systems. Having a regular maintenance schedule as well as replacing furnace filters can have a positive impact on improving the performance of your heating and cooling equipment. Additionally, over the past decade, advancements in heating and cooling technology have led to manufacturers introducing more energy-efficient equipment. For example, an air conditioning unit from the 1990s can use as much as 6,000 watts per hour, whereas a newer unit is more likely to be using around 1,700 watts per hour.

Upgrading your attic insulation
It’s commonly understood that heat rises, and a home’s attic can be one of the leading contributors to air loss. Air leaking from your home (particularly your attic) cannot only limit the effectiveness of your HVAC equipment, it can also lead to drafts and cold spots as well as the potential for ice dams forming on your roof. Gaps or inadequate insulation in your attic could be costing you money each month. Investing in upgrading your attic insulation to a material that provides both insulating value as well as air sealing can help combat air leakage. Spray foam insulation provides both insulating value and air sealing in one step. Growing quickly in popularity among homeowners, spray foam insulation is a high-performance material that delivers year-round energy efficiency benefits. Spray foam insulation, like that available from Icynene, works well in all types of homes across the country, regardless of climate.

Spray foam insulation performs for the life of the property, ensuring that Keller homeowners can enjoy comfortable indoor temperatures all year round without overrunning their cooling and heating equipment. The insulation material helps limit air loss through the attic (as well as wherever else it is applied) to help create a comfortable living space.

Keller homeowners: 7 improvements to tackle before you move in

You found the perfect Keller home, so it's not surprising that you want to move in as quickly as possible. However, there are some projects that are best done when the house is still empty.
So, consider completing the following seven items before the moving trucks arrive.

Painting. A fresh coat of paint can instantly update a room, and it's common to buy a home knowing you will need to paint several rooms or the entire house after the sale. However, painting is best done while every wall is accessible and there are no worries about getting paint on furniture or rugs.

Changing locks. Now is the time to change the locks on your new home to eliminate the risk of any former keyholders accessing your new space. Do this even if you know the former keyholders because you never know who they shared keys with. This fix is quick, inexpensive and it provides you with peace of mind.

Flooring updates. Redoing a floor is always easier when the floor is empty. Whether you're choosing to redo wood floors or lay tile before you move in, tackling this process now also allows you to keep wood and tile dust off of furniture and collectibles.

Roof repairs. Roof repairs are a must. If the home inspection revealed any damage to the roof, make the necessary repairs before moving in. Choose a contractor experienced with the type of shingles your home requires. Several of the largest shingle manufacturers have programs for contractors who meet certain qualifications, like TAMKO Building Products' Pro Certified Contractor program.

Removing popcorn ceilings. No one likes these. We're not sure anyone ever did, but alas, they are a common sight, especially in older homes. Popcorn ceilings (and walls) are easy to remove, but messy. Use a spray bottle to moisten an area, then scrape the texture off with a towel. Clean-up will be much easier if you complete this project before introducing your furniture to the space.

Fix leaks. If left untreated, water leaks can do serious damage to furniture, rugs, flooring and other valuables. Leaks can also lead to secondary problems like rotting wood, mold and mildew. And let's be honest, no one wants to live in a house where you can't use the water, so address plumbing issues before you move in.

Child and pet proofing. Careful child and pet proofing can protect your babies (furry or otherwise). Gates at the top and bottom of stairs, outlet covers and locks on cabinets, drawers and any other place chemicals or medicines are kept, can help make your new home a safer place.

As difficult as it can be, sometimes delaying your move-in by a few weeks can save months of frustration in the long run. So don't wait, because the sooner you start, the sooner you can start your new life in your new Keller home.

3 backyard projects you can tackle in a weekend

For Keller homeowners, the backyard could be the perfect place to bask in the sun, entertain friends or indulge in your hobbies. It just needs a little sprucing up, and the right projects can help.

Best of all, many of these projects are quick and easy. To get you started, here are three projects you can accomplish in a spring weekend - and enjoy all summer long.

Forging a fire pit
Whether it's an afternoon gathering or an evening under the stars, adding a fire pit to your backyard is a great way to make an enjoyable get-together last even longer. And building one is easier than you think.

Start by marking the center of your pit in the ground. Spray a circle around the center, outlining your pit's desired circumference - say 5 feet. Dig this space to a depth of 6 inches. In your newfound pit, make a similar circle 12 inches in from your outer circle to make the inner wall of your pit.
Fill this area with small stones to serve as the foundation, and lay wet concrete on the ground to solidify and build that foundation. If you do not have the tools you need to successfully make concrete, you can always rent them to eliminate the need for a one-time purchase.

Once the foundation is ready, apply mortar and stones around the ring. Build up the fire pit wall with additional mortar and stones. After the pit has been built to a height of your choosing, use a brush to remove excess mortar from the inside. You may also spray the inside with a can of spray paint to give your pit's interior a uniform look.

Planning the planters
If you've always wanted to add a pop of color to your backyard, planter boxes can be just the ticket. They are relatively simple to build yourself.

Start by choosing a wood, like cedar, for your project. Cut four strips with two half the length of your other two, but sharing the same height. These strips will form the foundation of your rectangular planter. If you lack a saw to cut them with, you can always rent or borrow one.

Once your strips are cut, butt the ends together and apply wood glue at the joints to secure the fit. Drill a screw into each end to solidify the fit. Next, attach the bottom panels with glue and drill a screw through the ends of the bottom panels into the sides for a more secure fit.

Finish by lightly sanding any rough or unseemly spaces on the foundations. Add a touch of paint or stain to improve the planter's appearance and offer long-term protection.

Shedding new light on the shed
If you're going to spend more time in your backyard this year, it's time to finally do something about that old shed you've been ignoring for years. Fortunately, something as small as a new coat of paint can have a large impact on your shed's appearance.

Before applying a drop of paint, inspect the shed to be sure no structural maintenance is needed. Then it's time to clean it. Use a pressure washer for a quick clean that will free the building of dirt, debris and cobwebs.

Once the shed is clean and dry, apply an oil-based primer, which will help protect the building from the elements and make it easier to paint.

Finally, it's time to paint. A long-nap roller works well for this project, but you can also rent a paint sprayer. Choose a color to your liking and be sure to select a paint designed for outdoor projects.

Each of these three projects can be tackled in a single weekend, and each can have a lasting effect on your Keller home's outdoor space. So, what are you waiting for? Get started on your outdoor DIY project today.
