2016 Home improvement projects for Keller homeowners

For Keller homeowners looking for value in every home improvement project they take on - whether they are upgrading for resale or their own pride of ownership, new technologies and products on the market make it easier than ever to add value to your home with projects that ultimately pay you back in numerous ways.

Luxurious looks that are affordable
Technology in home improvements has enabled homeowners to create a luxurious exterior that also saves money and recoups their investment. This includes contemporary trends of mixed materials, colors and textures, combining the look of rich, wood-stain shake or even stone in a variety of styles and patterns for foundation cladding or deck skirting. Polymers can actually be stained or finished to look like the real thing.

The payback: years of savings on maintenance and rich looks that increase home values.

Reducing labor, adding beauty to decks
The concept of the outdoor room tops many homeowners' lists. One way to make any type of wood, composite or PVC deck project faster, easier and more beautiful, is to find a system that gives the impression of indoor flooring with a fastener-free look. This is also a safety issue, since raised fasteners can harm bare feet and get hot in the sun. There are several categories of concealed fasteners on the market, with some next-gen systems that save time and labor with more speed and stability.

The payback: big savings on deck installation costs, better aesthetics and years of longevity.

Guarding against weather and energy loss
Homeowners often have no idea how much damage can arise from moisture getting into the home or the inflated cost of utility bills through energy loss. A yearly audit of windows, doors and jambs, receptacles, roof/gutter lines and other vulnerable areas can protect your home from expensive future repairs. The simple act of sealing these areas with the right caulk can make a huge impact

The payback: weatherizing your home from the elements and energy loss.

Standing water threatens property and health
The possibility of water seeping into the home is usually enough to scare any homeowner into action, but these days the Zika virus and other insect-borne diseases are driving solutions for removing standing water. In anticipation, the Wall Street Journal reports insect repellent production is expected to triple this year. Keller homeowners may think water transfer systems are cost prohibitive and difficult to operate, so they wait until it is too late. There are new affordable advancements that can remove water in tight spaces like window wells or wide open grassy areas where insects breed.

The payback: protecting the home from seeping standing water and keeping homeowners safe.

Make the right choices on today's advanced home improvement products and systems and you can have a huge payback on your investment and make a lasting impression.

How Keller homeonwers can avoid mosquitoes this summer

Mosquitoes cause more human harm than any other living organism, according to the American Mosquito Control Association. Not only do these buzzing insects induce itchy red bites, but some species are also responsible for the spread of the Zika virus, which has caused concern in South America, the Caribbean and now throughout the United States. According to the World Health Organization, as many as 4 million people worldwide could be infected before the end of 2016.

Here are 6 ways to prevent mosquitoes from showing up both in and outside your Keller home:

Remove sources of standing water
Mosquitoes only lay their eggs in standing water, so be mindful of any place where water could pool near your home. Children's toys, buckets, shovels, plastic covers and old containers can contain standing water and are some of mosquitoes' favorite places. Other likely spots include water caught in garbage cans, near gutter downspouts and other poorly drained areas. Preventing mosquitoes starts with habitat reduction.

Change water sources weekly
If you have outdoor pet bowls, fountains, birdbaths, rain barrels or flower pots, be sure to empty or replace the water in them at least once per week to break the mosquito breeding cycle. Keeping these water sources clean will prevent any mosquito larvae from having time to develop.

Protect yourself
When outside use EPA-approved mosquito repellants that contain DEET, picaridin or oil of lemon-eucalyptus. If you are traveling outside the U.S. it is especially important to wear effective insect repellants and protective clothing. Mosquito-borne diseases that may be rare in the U.S. are common in many foreign countries.

Properly maintain your pool
Mosquitoes will use any source of water to lay their eggs, even an inground swimming pool if it's not properly cared for. This offers a large area of water to fill with eggs. Keep up with your pool's water treatment plan, filters and water circulation to keep the mosquitoes away. Additionally, plastic kiddie pools also need to be checked for signs of insect activity.

Check screens and entry points
At about one-quarter to one-half of an inch in their adult stage, mosquitoes are small enough to fit through almost any entrance of your home. This means they can sneak in unannounced through the tiniest cracks in your home or garage. Check the seals on your doors, windows and porches, and make sure everything is properly screened off for a mosquito-free environment.

Call for backup
If the mosquito population in your yard is beyond your control, don't be afraid to call for help. Pest management professionals, such as Terminix, are trained to know exactly where mosquitoes are hiding and the best methods to control their population. They'll target areas around your Keller home to attack these pests at the source.

Don't let pesky mosquitoes keep you from enjoying the summer months. Follow these steps to decrease mosquitoes and increase your peace of mind.

2016 outdoor living trends for Keller homeowners

Take a deep breath of fresh air. Feel the warm sunshine on your skin. Kick back and listen to the peaceful sounds of nature. There's a reason Keller homeowners are investing in spaces that allow them to spend more time relaxing, dining and entertaining outside.

In addition to expanding livable space, outdoor enhancements also offer a strong return on investment at the time of sale. Convinced this is the year you're going to jump on the outdoor living bandwagon? To refresh your space and start enjoying the outdoors from the comforts of home, consider the top outdoor living trends of 2016.

Eclectic design
Keller Homeowners are embracing the same eclectic trends that they love indoors and bringing this same design approach to their outdoor spaces. Mixing materials is at the heart of this trend. From all-weather wicker and teak to concrete and aluminum, using different materials means creating durable spaces with one-of-a-kind looks. Beyond the hardscape, using a variety of patterns, textures and shapes adds visual appeal.

Upholstered soft seating
This year, Keller homeowners are revamping patios and decks by bringing the comforts of indoors outside. The perfect example of this movement is the use of upholstered furniture for the outdoors. A variety of upholstered sofas, sectionals and chairs that look just like the classics used indoors, are specifically designed to withstand the elements outside.

Outdoor cooking
Summer entertaining is enhanced when meals are cooked outdoors. Home chefs are thinking beyond the grill to incorporate other useful mediums for al fresco cooking. For example, hearths and stone ovens offer undeniable outdoor ambiance while providing a unique way to cook pizzas, bread and other baked goods. The finishing touch: add an herb garden for quick access to the fresh flavors of the season.

Customization
Customizing helps create outdoor spaces that are a reflection of the homeowners' personalities. More than just personalized decor, the customization trend is evident in outdoor furniture. Expert stylists like those at www.Arhaus.com offer complementary design services including space design, product selection and customization with a wide variety of outdoor fabrics so they can get the exact look they desire.

Evening entertaining
Outdoor entertainment shouldn't be restricted by daylight, so Keller homeowners are making thoughtful additions to ensure when dusk arrives the party can go on. Strategic deck lighting on posts and stairways illuminates gathering spaces. Torches, pathway lighting and string lights are great for landscaped areas. Finally, propane and citronella gel fueled fire pits are the ideal gathering place and bugs will stay far away.

Reconstructed stone
Reconstructed stone is in demand for tabletops on dining, coffee and accent tables. When researching options, it's important to remember not all reconstructed stone is created equal. Reconstructed stone out of composite concrete is lighter, less brittle and withstands weather well. Even when left outside year-round there is unlikely to be cracking, color fading or changes to material.

4 steps to a safe deck for Keller homeowners

For Keller homeowners, now is the perfect time to check that your deck is ready for outdoor entertaining. Just as you take your car in for regular maintenance to avoid bigger problems, a little deck maintenance goes a long way to ensure your peace of mind and to give your deck a longer life. Here are four tips for to keep in mind as you prepare to spend more time outside on your deck.

1. Inspect your deck every year.
Ideally, you should inspect your deck each year by going underneath it to make sure posts, beams, joists, deck boards, railings, fasteners and connectors are all in good shape, and nothing is unstable. The most important section is where the deck connects to the house. The stability or lack thereof will indicate a sturdy deck, or a failing one. It is imperative to use structural screws rather than nails to secure the deck ledger board to the house.

2. Build it right.
Like a house, a deck should be designed to support the weight it will need to carry - think people and furniture, as well as the forces of Mother Nature, such as wind and hail. A safe deck needs load-tested, structural connectors and fasteners throughout the entire structure, spanning from the house to the posts in the ground. The county building department or a licensed contractor are both great resources to check that your outdoor structures are up to code. If you're a DIYer, you can also check out the DCA 6 - Prescriptive Residential Deck Construction Guide.

3. Combat corrosion.
Decks - and the metal connectors that keep them connected and safe - are exposed to the elements. Over time, metal connectors, screws and nails can corrode and weaken the structure of your deck. When choosing connectors, take into account where you live, and how weather and the environment may affect your deck. In many cases, connectors with a zinc galvanized coating and hot-dip galvanized fasteners provide adequate corrosion resistance

4. Maintain for beauty and safety.
Just like other parts of your Keller home, regular maintenance is needed. You should keep your deck clean from debris, and every deck should be cleaned once a year. If needed, you can apply a water-repellent sealant or stain. Remember, no two decks are exactly alike. If you are unsure about the safety of your deck, consult a professional who can help inspect your deck, provide suggestions and let you know how much a project or repair should cost. Then, make sure to get out and enjoy your deck all summer long!
