Solve your Keller home's drainage problems in three steps

Due to heavy rainstorm, standing water in the backyard is an unwelcome sight for any Keller homeowner. While it’s unsightly and robs your yard of valuable green space, standing water can also cause excessive damage to your home’s foundation and even damage hardscape areas such as patios. These problems can cause thousands of dollars in repairs if left unaddressed.

So what can you do to rid your property of standing water and to prevent long-term structural damage to your home? Start with these steps.

1. Identify the problem areas
The first thing you should do is to identify problem areas, areas that routinely fill with water or could be potential targets for standing water. Look for low spots in your yard, especially areas near the home’s foundation or hardscape where standing water could result in immediate damage.

Areas of concern near your home could also be the result of rain water runoff from the house itself. Check to see that your downspouts are not obstructed in any way and inspect your driveway to see if water is accumulating near the garage door. Water in this region can easily enter your home. Another thing you can do is consult with your neighbors to see if they are experiencing any flooding issues. If they are, it may be a sign that you live in an area with a high water table.

2. Solve your drainage problems
Once you have identified the problem areas on your property, it’s time to determine how to fix it permanently. Most people try to move dirt and other simple remedies to save money, however, these fixes are temporary and do not work long term. If you would prefer to hire a contractor, you can find them on internet directories or by using online search tools and key words like drainage and yard drainage.

You may have also heard the term “French drains” used as a drainage solution and wondered how that helps. French drains are comprised of a trench filled with gravel and perforated pipe that has been wrapped with a sediment shield fabric to create a void space underground. This prevents water from puddling above ground.

3. Alternative drainage solutions techniques: Lean on landscaping
For standing water danger areas farther away from the home, a landscaping project can offer a scenic solution. Consider building a garden in the wet region with prairie plants such as purple cone flowers or black-eyed susans. If you have the space, willow, river birch and bald cypress trees all thrive in areas where their roots will be constantly wet. These landscaping ideas can help you combat standing water problems however you cannot rely on the plants alone to handle your water issue. They will be of some help, but you will need a more permanent drainage solution like those discussed above in order to protect your home’s foundation.

If seasonal weather changes make your Keller home feel like pond-front property you don’t have to put up with it. And, given the potential for significant structural damage, you shouldn’t. Solving your drainage problems starts with understanding the unique situation on your property and acting efficiently.

5 Keller home improvements to withstand severe summer weather

Mother Nature can be hard on your home, especially during the summer months. Thunderstorms, tornadoes and flooding can cause extensive damage to houses and entire communities. Some preparation, however, can help Keller homeowners defend their homes against severe-weather damage.

It pays to prepare your home to handle the worst of what Mother Nature dishes out in any season. Damage resulting from storms can create costly repairs. Here are six home improvements you can undertake to help protect your home from summer storm damage:

1. Repair or replace windows.
Check the condition of your home’s windows as well as the weather stripping around them. Re-caulk windows where stripping is worn, and replace any windows that are damaged. If you live in an area prone to storms and high winds, such as those from tornadoes, consider investing in some plywood or permanent storm shutters that you can keep on hand to cover windows when a storm approaches.

2. Trim trees and shrubs, and take care of landscaping.
Keep your yard free of debris and items like kids’ toys and gardening tools. During storms with high winds, debris and items on the lawn can become projectiles that damage siding and windows. Inspect trees and shrubs to ensure they’re healthy. Remove diseased trees, which are more likely to come down in a storm, and keep trees and shrubs trimmed to minimize the risk of branches damaging your house.

3. Install a standby generator.
Power outages are a common result of severe weather, and losing power can cause further damage to your home. Automatic standby generators turn on within seconds of a utility power outage, run on propane or natural gas and are connected to the home, similar to an outdoor air conditioning unit. Automatic standby generators keep critical appliances operating when the power goes out, ensuring you won’t go without refrigerators, sump pumps, and critical home systems such as air conditioning.

4. Install a sump pump.
Summer storms frequently bring flooding. If your home has a basement, investing in a sump pump – which removes water when it accumulates in a basin – can help prevent the costly damage caused by flooding. Heavy rains can quickly fill a basement with water, damaging anything stored there, as well as vital systems such as furnaces or water heaters. A sump pump with an automatic sensor will turn on as soon as it detects water, protecting your basement even if you’re not home when the flooding occurs.

5. Take care of gutters.
Clogged gutters can cause leaks in the ceiling and flooding in the basement during storms with heavy rain. Before storm season arrives, check your gutters and clear them of debris. Repair or replace any damaged parts of the overall system. Gutters provide vital protection for your home, so if yours have seen better days, consider replacing them altogether.

Since you cannot control the weather, taking these steps to protect your Keller home can prove beneficial in case of a severe storm. In addition to providing you with peace of mind, they can also save you from expensive repairs in the future.

4 steps to find your Keller home's perfect patio door

Do you feel like your house could use more natural light to brighten and warm your favorite spaces? Patio doors offer unobstructed views that flood your home with natural light and provide convenient access to the outside. Whether you’re replacing an old door or installing one for the first time, a new patio door can add light and comfort to any room. With a variety of styles available, follow these four simple steps to choosing the right patio door for your Keller home.

1. Think about your lifestyle and budget
Keep the people, places and things in your life in mind as you shop for a new door. Need to keep blinds and shades out of reach of children and/or pets? What’s the size of the room? What about the summer heat? Answers to these questions, as well as knowing your set budget, will help you narrow down your choices.

2. Select a style
You’ll be able to choose from a variety of styles, including hinged, French and sliding doors. Some manufacturers offer an online design tool letting you play with different styles and finishes. Hinged and French wood patio doors add a classic, elegant look and work well in more spacious rooms where they don’t run the risk of bumping into any furniture or walls when open. You can choose from two doors that swing open from the middle, one movable with one fixed door or a single hinged door. Since they don’t swing open, sliding patio doors require less floor space. This allows you to place furniture nearby or brighten up the smaller rooms in your home.

3. Choose a material type
It's important to consider the material type of your door based on your climate, the style of your home and your personal preference. Patio doors can come in three different material types:

* Wood creates a warm, natural look and can be stained or painted to complement most home styles and decor.

* Fiberglass is the most durable option and is well suited for extreme heat and cold climates while also providing the look of a painted wood door.

* Vinyl offers added energy efficiency, low-maintenance and affordable quality.

4. Select additional features and options
You can personalize your patio door with added features to create more style and function. Try out different stains and finishes, add stylish nickel hardware, or select a patio door with blinds, shades or grilles tucked between the panes of glass.

Investing in the perfect patio door can provide long term value for your Keller home while providing you with a great new  feature to enjoy immediately.

3 ways to preserve air quality during your Keller home remodeling project

Are you beginning a remodeling project for your Keller home? Well, take a deep breath because your air could be affected in a major way. It can also be preventable if you take action. The best time to act is before you begin your remodeling project, especially if you are staying in your home during the process. It is your job to make sure your contractor has your family and overall indoor air quality (IAQ) top of mind before workers start invading your home and creating a dust storm.

This is a vital concern for homeowners, especially if someone in your home has breathing difficulties, such as asthma or another chronic medical condition. In the past, contractors used patchwork dust-control solutions that are ineffective at preventing hazardous dust from traveling throughout the home. Today, more contractors are remodeling smarter and cleaner by providing livable remodeling to their clients. Here are three ways to ensure that your contractor understands your need for excellent IAQ and protecting your livability within your home:

Learn about the dangers of dust
Remember the last time you kicked up a lot of dust? Your eyes itched. Your throat burned. You might have even felt dizzy and fatigued. Those are common signs of indoor air pollution. You need to understand exactly what your family and pets could be inhaling while a contractor builds your dream kitchen. An example of harmful substances that might be uncovered during your remodel:

* Materials such as drywall, cement and sawdust
* Dangerous substances such as silica, asbestos and lead
* Mold and mildew
* Dirt and debris of many sizes, including ones you can’t even see
* Organic matter like rodent feces and dead bugs

If you have IAQ problems before a remodeling project, they could be magnified by 10 times if a dust management plan is not in place. Also, remember that just because you can’t see it, doesn’t mean it isn’t there. Smaller dust particles are the most hazardous. They are lighter, stay in the air longer and travel farther than larger particles.

Make a livability plan
You need to be ready to ask your contractor some tough questions to make sure your family is safe throughout this long and hard process. Before you hire a contractor, make sure you relay the information you’ve learned about hazardous dust.

Create a checklist of discussion points for contractors that can be the basis for your livability plan. For example, what is the project timeline? What will be your temporary living arrangements if, for example, the contractor is working on the kitchen or bathroom? And, most importantly, what is the contractor’s plan to control potentially hazardous dust from invading the rest of your home?

Find a “clean” contractor
Top contractors across the nation are using new tools and work processes to minimize the dust. Your contractor should have you covered, if you pick the right one. One of the top new practices is to collect dust while it is still airborne, such as with the new BuildClean Dust Control System. Collecting particulates in this manner is the most effective way to capture and virtually eliminate all types of worksite dust – up to 90 percent of airborne dust, to be exact. The result? You can breathe easy.

Keller Homeowners don’t have to accept the dust and the dangerous living environment that it creates. Expect livable remodeling. You deserve it.

5 ways to get buyers to see your open house as their Keller home

What makes a person or a family decide a home is the perfect for them? Is it all location, location, location? Is it mostly about price, schools or the neighborhood? Or is it something else; a feeling they get when they walk in the door, a detail they notice or a scent in the air.

If you’re selling your home, your location, neighborhood and school district are predetermined. Yet there is plenty you can do yourself to make sure your open house has that wow factor and captivates would-be buyers. Here are five tips to get you started so that next family will determine your home is the perfect Keller home.

Get clean. It sounds simple, but it’s amazing how many homeowners don’t clean their homes before an open house. This is one case where lived-in isn’t going to cut it. The kitchen and bathrooms should be spotless, cracked tiles should be repaired and any plumbing issues should be addressed. Expect that people will try the sinks and flush the toilets. If you don’t feel you can get your home ready on your own, hire a professional cleaning service to do the job for you. The money you spend on the cleaners will be well worth it when your house sells quickly.

Add a fresh sent to the air. Your home should be pleasing to the eye as well as pleasing to the nose. Realtors have recognized the benefits of great smells for years. You can keep your home smelling great throughout the showing – and without synthetic ingredients – by using pure essential oils..

Time for a makeover. If your home needs a more substantial makeover before it can sell, focus your energy and your money on the most important rooms in the home. Kitchens and master bedrooms sell homes, meaning that a granite countertop, new appliance or fresh coat of bedroom paint will give you a better chance to sell your home than other projects may allow.

Cut the clutter. Even the cleanest homes still feel messy if there’s lots of clutter. Before your open house, adopt a minimalist approach and keep your home as clutter-free as possible. Remember, you want buyers to see the beauty of your home, not simply the items you keep in it.

Start at the curb. Poor curb appeal can put buyers off to your home before they even step foot inside. Make sure your home’s outside is every bit as beautiful as the inside. Paint the exterior if you need to, plant flowers in the flower bed and mow the lawn. Buyers should never walk up to your front door already thinking it’s a fixer-upper.

An open house provides an excellent opportunity to showcase your home and help buyers fall in love with. And once they do, they’re sure to make your current home their future Keller home.
