(ARA) - When it comes to home improvement, most of us have two "to-do" lists: the things we need to do, such as paint the shutters and clean out gutters, and the list of those we want to do, such as fun and easy projects that add visual interest or practical enhancements to the outdoors. Since our budgets for both lists are usually limited, it makes sense to seek out projects that are easy, affordable and that create the most impact in a short amount of time.

Spring outdoor projects often show up on both lists. Upgrades can provide a welcoming retreat for your family, or can improve your home's marketability and appeal to potential buyers when it comes time to sell. Fortunately, it's easy to find simple projects that take only a weekend and a modest budget to accomplish.

"Adding elements like planter boxes and raised garden beds is a great way of creating impact without a huge commitment of time," says home improvement expert Mark Clement, co-host of "My Fix it Up Life" which airs nationally, on iTunes, Blog Talk Radio and at MyFixitUpLife.com

Clement offers some easy tips to help guide weekend projects that anyone can build:

Raised bed gardens. Some of the most abundant vegetable, herb and cut-flower gardens grow exceptionally well in raised beds because there is less soil compaction and they allow for excellent drainage. While raised beds are extremely functional, they can also add style to your yard and garden. Their organized appearance lends a structural element, particularly if you construct them with quality materials like cedar.

"By carefully selecting the right materials, your garden bed will last longer and look better. Western Red Cedar is a good choice because it is easy to work with, rot-resistant, and it ages beautifully and maintains its shape and strength over the years, even when exposed to extreme weather," Clement adds.

Window and planter boxes. An easy and fun green project, wood planter boxes can be built in an afternoon. Whether arranged in a group or hung as window boxes, they instantly add a warm texture and welcoming touch to your front porch or backyard deck when filled with foliage. This project allows do-it-yourselfers to inject some personality that transforms the look from simple to elaborate and tie into the character and style of your home.

"Even if you've never built a box, you can create a classic look by adding a bit of thin trim to the top and bottom of the box," Clement says. "You can also buy wooden brackets to support the window box for a more traditional look."

Simple structures. For those looking to tackle a bigger project, invite friends over and make it a do-it-yourself project party. From small decks to barbeque platforms, or front door arbors to backyard gazebos, gather friends to help assemble projects that create new spaces and places to entertain or dress up your outdoors. "I love to make things that give my yard and home a finished touch," Clement says. "And making something as a project makes it truly yours and a part of your home - something you can be proud of and really enjoy."

Power washing your deck, play equipment and even your furniture is also an easy, low-commitment, low-cost way to spruce up your outdoor environment. You can buy or rent a power-washer and accomplish the job in a day. Clement does advise to carefully follow the manufacturers' instructions when using a power-washer, as too much pressure can cause damage. "If used properly, it will brighten up the space like you wouldn't believe," he adds. "If you're really ambitious, add a clear finish or dark-colored stain to your wood deck and the neighbors will think it's brand new."

Existing home sales are on the rise

When you turn on the national news you might believe the real estate industry is in full distress and stagnate.

The National Association of Realtors released their Existing Sales Report, revealing a positive outlook on the real estate industry. According to the report, an average of 12,109 homes sell in the United States EVERYDAY.

In addition, when you look at properties purchased with a mortgage the numbers are also encouraging - 72% of the transactions closed are with a mortgage. Break that down into numbers, 8,719 of the 12,109 transactions are people qualifying for a loan to buy their home.

Consumers becoming more credit savvy with new services & resources

(ARA) - The uncertain economy has reminded many Americans of the importance of keeping an eye on their financial health. Fortunately, technology and new federal regulations have made it easier than ever for consumers to keep track of two very important elements of their financial well-being: their credit report and score.

Every consumer has access to their credit report, which can be reviewed for free once a year at www.annualcreditreport.com. In addition they can also purchase their credit report from the three major credit bureaus at any time online. Reviewing your credit report and understanding what "good" credit looks like can feel a bit overwhelming, but resources are available, and whether you choose to spend the time yourself or enlist the help of an expert, the choice is up to you.

While learning what's on your credit report and how it impacts your score is easier than ever, sometimes understanding that information is not so simple. In fact, more than a third of adults (37 percent) say they don't know their credit score, and 64 percent have not ordered a copy of their credit report in the past year, according to a 2009 survey by the National Foundation for Credit Counseling.

Times are changing, however, and more consumers are expressing an interest in credit education.

"The unpredictable economy significantly changed consumer awareness and attitudes toward credit," says Andrew Sheehan, senior vice president for Experian's consumer information services. "We found more consumers asking Experian for assistance in taking a more active role in understanding their credit."

Experian responded by launching its Credit Educator service, which provides participants with a one-on-one telephone based education session with a U.S.-based agent. The consumer receives a copy of his or her Experian credit report and VantageScore, as well as a detailed review of each section of the report, a discussion of how credit works, how items on the report affect the credit score, and guidance for maintaining a healthy credit profile.

What's on a credit report?

A credit report is a snapshot of your financial behavior. It includes identifying information such as your full name, and current and previous addresses. It also contains information about your credit history, like current and past credit accounts, payment history, bankruptcies and delinquencies.

Credit bureaus collect this information from a variety of sources, including banks, mortgage companies, credit card companies and public records. Generally, this information is updated monthly.

How is your credit score calculated?

While it may appear as simply a number, scoring formulas are very complex and take into account a variety of factors to provide a number that summarizes the historical credit information on a credit report. Each of the three major credit bureaus uses their own formula to calculate your score. Generally, credit scores are based on these key factors:

* Your payment history

* The ratio of credit used to credit available

* The types of credit accounts you have (mortgages, credit cards, auto loan, etc.)

* Late payments

* Negative reports like late payments or delinquencies

A credit score is generated at the time of an inquiry, so that it will give the most current snapshot possible of your credit standing.

How can you improve your credit score?

Because there are many different credit scoring systems with different scales, a "good" credit score depends on the scoring system used by your particular lender. However, you can get a very good idea of whether you have a "good" credit score by getting a credit score and report from Experian. If you have a "good" credit score from Experian, you likely will have a "good" credit score with your lender.

The national average VantageScore is 749 (out of a possible 990). VantageScores between 700 and 799 are considered "C" scores, with "B" and "A" scores falling in the ranges of 800 to 899 and 900 to 990, respectively. The higher your credit score, the more likely you are to be able to qualify for credit at better interest rates and terms.

If you want to improve your credit score, paying your bills on time is the single most important thing you can do. Delinquent payments and collections can have a significant negative impact on a credit score.

Maintain low balances on credit cards and other "revolving" lines of credit. Apply for and open new accounts only if you really need them. Pay off debt rather than just moving it around, and once an account is paid don't automatically close the account. Closing it can lower your ratio of available credit to credit used.

Today's boomers downsize homes, but upsize the amenities

(ARA) - Say goodbye to the McMansion. According to a leading real estate website, Trulia.com, 2010 was officially the year that homes over 3,200 square feet ended their dominance and appeal. But don't think that downsizing means downgrading. In fact, homeowners are looking to upsize their amenities to help them enjoy every inch of their homes.

Retaining walls and pavers add curb appeal to your front entry

(ARA) - Front-porch entertaining is making a comeback in America's neighborhoods, thanks to homeowners' renewed interest in beautifying the front entries of their homes. The days of uninspired concrete front stoops have passed, giving way to elegant combinations of freestanding walls, columns and matching pavers to create welcoming entrances that also serve as gathering places.

Front-entry makeovers that are both eye-catching and functional are one of the hottest trends in landscape design these days.

"Decades ago, neighbors would often retire to their front porches in the evening and gather together for conversation with neighbors up and down the street," says Lonnie Sekeres, designer at Villa Landscapes in Oakdale, Minn. "That practice is returning as families spend more time entertaining at home and getting to know their neighbors. A creatively designed front entryway can help facilitate that."

It doesn't have to be extravagant either. "Doing something as nominal as adding a paver walkway and freestanding wall - along with a new take on plants to accent certain areas - can do a lot to freshen up your curb appeal on a modest budget," says Sekeres.

New concept, old look

Many homeowners face the challenge of updating a home that looks a bit stuck in the past, but a front entry facelift can be an easy solution. Villa Landscapes transformed a rambler's small and mundane concrete-slab front stoop into a sweeping paver patio and pergola-covered entryway defined by Versa-Lok retaining walls and columns. The stunning result changed the entire look of the home.

"The original house had a 4-foot-wide step to access the front door," explains Sekeres. "The owner wanted to provide more useable space for traffic flow through the front door while creating a sense of an old-fashioned front porch. In addition, he wanted to use materials that would complement the existing home and also be low-maintenance."

Versa-Lok retaining walls in a charcoal-blend color were used for seat-height freestanding walls and columns to create the new porch space. Paving stones in a matching color were used for the patio and walkway surface. The formerly boring square front stoop was transformed into an attractive rounded step that protrudes from the patio, flanked by two columns and faced with a veneer made from slicing off the back of a retaining wall block. The curved lines of the step are repeated in the walkway and in a round raised-bed garden.

The pergola extends from the front of the house, supported by white pillars mounted inside freestanding columns.

"What began as a cold and somewhat clumsy entrance to the house is now a bright and inviting gathering place that adds a contemporary look to what could have been a dated home," Sekeres concludes.

Front-yard entertaining

Sekeres gave a another family's home a facelift with a handsome hardscaped front-entry courtyard graced with fresh plantings. A plain concrete sidewalk was replaced with matching pavers to create a fresh look for the home with a new, more neighborly entertaining space.

"The entry had overgrown plants in some areas, bare spots in others. While it's a beautiful house, it had lost its curb appeal and was in dire need of attention," explains Sekeres. "Besides sprucing up the look of their home, the clients also wanted to have a spot out front to sit and chat with the neighbors as they passed by."

The solution was a raised patio that extends from the existing front step to the middle of the yard. The patio is buttressed on the outer sides by freestanding Versa-Lok retaining walls accented at two corners with stylish matching columns.

The patio and sidewalk are paved with Willow Creek paving stones in a cobblestone pattern and color scheme that complements the walls and the home's existing brick exterior. A variety of new plantings around the wall and patio soften the hardscaping.

"We come out here in the evening and it's not 10 minutes before someone sees us and stops over," one of the homeowners beamed. "We just love it."

Bill Filed to Limit Foreclosure Deficiencies

Congressman Ed Towns has filed a bill in the House of Representatives to standardize and limit a lender's ability to file for a deficiency judgment after a foreclosure. A deficiency is the difference between the amount a bank receives at the foreclosure sale and the amount the homeowner owed. Many consumers do not realize that a bank or other lender may file for a judgment for the deficiency for four years in Texas.

The differences between states can vary from six years to complete bans on deficiency judgments. This difference creates confusion among consumers who have already been through the a demoralizing loss of their home.

The unprecedented number of foreclosures in recent years has revealed inconsistencies and weaknesses in the foreclosure process. Lenders should be able to foreclose in appropriate situations, but the process must be fair and transparent.

Even better for today's cost-conscious consumers is that many of the trends are easy and inexpensive.

The facts about furniture

According to Emmy Award-winning home design expert, author and TV/radio personality Christopher Lowell, upholstered furniture coverings are being driven more by texture and less by prints. Yesterday's bulky, stationary pit sofa will be replaced by lower backs and seats along with smaller "footprint" pieces clustered into conversation groups for more flexibility and ease of interaction. Stacy Garcia of Stacy Garcia Design Studio sees a movement of woods from very dark mahogany and espresso to lighter and mid-toned woods, with raw, natural walnut, cherry and white oak being especially prevalent.

Make a statement

For homeowners interested in adding life and personality to a bedroom, living room, family room or office, a decorative wall mural is a quick, cost-effective way to go, explains Todd Imholte, president of Murals Your Way, whose products have been featured on the TODAY show, Extreme Makeover: Home Edition, Divine Design, Man Caves and Moving Up. With 25 mural categories including Disney, famous artwork, cities and cityscapes, nature, and sports, as well as the ability to create murals from favorite photos, the choices are virtually unlimited. The company also recently launched a repositionable wallpaper line.

The right touch

According to Lori Dennis, interior designer, author and upcoming star of HGTV's new show The Real Designing Women, next year's textures and fabrics will include iridescent metallic woven within fabric; strong patterns and bold prints; modern floral; tailored woven fabrics like tweed, herringbone, plaid and houndstooth; velvet/velour, sumptuous dupioni silk, and faux fur. A splash of color

Deborah Wecselman of DWD Inc. suggests starting with neutral hues of taupe, beige, cream, grey, black and white, and then adding unexpected pops of color with bold accessories from bright yellow paintings to royal blue vases. Dennis echoes this vibrant color spectrum, with rich jewel tones like emerald, amethyst, sapphire, ruby, garnet and citrine along with deep teal, fuchsia, honeysuckle, coffee and gold.

Light up your life

According to Bradburn design team manager Martin Lucki, lighting options will include linen shades with clean tailored lines and a play toward texture. Lamp bodies will be made of carved reclaimed woods deftly finished in soft, neutral tones that showcase the natural wood grain. Beverly Hills designer Christopher Grubb of Arch-Interiors Design Group, who considers decorative lighting "the piece of jewelry in a room," recommends architectural sconces for applying makeup or shaving to avoid the shadows cast by overhead lighting.

Please tread on me

Kitchen designer/blogger Susan Serra sees a renewed interest in woven or knotted textures on rugs with "back to basics" motifs that harken back to simpler times. These rugs are easy and cheerful to live with, make a design statement, and serve as interesting foundations for rooms with upholstered or casework furnishings most often seen in neutral colors. Lowell also sees a trend toward investment area rugs on tiled floors or those resurfaced with wood or faux wood veneers for better wear and tear and a greater perceived home value.

Decorating on a dime

According to artist/designer/author Pablo Solomon, people will continue to look for unique, cost-effective ways to improve their homes. They'll buy and restore secondhand furniture, swap artwork and accessories with friends, and use yard sale proceeds to purchase new items for their homes. Consignment stores and estate sales will be hot in 2012, adds best-selling author and home design expert Lauri Ward of Redecorate.com, with people discovering the benefits of buying older, distressed pieces that are well made and affordable. Chairs and sofas that can be reupholstered or slipcovered, and cabinets for storage, will be sought for their quality as well as the aesthetic interest they add to modern rooms.

Fixing your credit is doable

If you find yourself with less-than-good credit, you are not alone. Business Insider, an online business news website, reports that one in 50 households owes more than $20,000 in credit card debt. Coinciding with this alarming figure, the site further states that more than 2 million Americans look to credit counselors each year to avoid bankruptcy.

Before your finances fall into the bankruptcy category, you can take steps to help turn your bad credit around. Just ask James Cheslek, dean of academic affairs at Brown Mackie College - Albuquerque. Cheslek is a retired corporate and trial law attorney who helps college students with bad credit get back on track.

"If you want to be successful, it is important to not let credit card debt get out of control," Cheslek says. "Many people get frustrated because their credit is not up to par. They don't realize how easy it is to fix. It may take some time, but it is doable."

Step one: Request a free copy of your credit report.

Every American is entitled to a free copy of their credit report under the Fair Credit Reporting Act (FCRA). Each of the three reporting agencies - Equifax, Experian, and TransUnion - is required to provide it once every 12 months, if you ask for it. Step two: Read your credit report carefully for inaccuracies.

"Spend some time figuring out what all the symbols mean. Learn what's good and what's bad," Cheslek says. "Reporting companies get information from creditors. They simply take the information and add it to your report."

Step three: Dispute inaccuracies.

The FCRA further states that a reporting agency must correct any inaccuracies on your report. To dispute an item, notify the reporting agency of the inaccurate information. "They must investigate by forwarding your information to the company that provided the disputed item," says Cheslek. "When any information proves incorrect, the FCRA calls for all three reporting agencies to remove it from your credit report."

Step four: Request verification of debt.

The Fair Debt Collection Practices Act (FDCPA) gives consumers rights against debt collectors. "Here's the deal," Cheslek continues. "Debt collectors buy old debt for pennies on the dollar. They call and tell you they are collecting on behalf of another company. However, the company that originated the debt has written it off and retired the file."

This may be the best kept secret in America. The FDCPA entitles you to write to the original company and ask for verification of the debt. They have 30 days to complete the process. Usually, they can't find the file or verify the amount," says Cheslek . "You may need to send follow-up letter to the credit reporting agencies to say, 'Take this off.'"

Step five: Once your credit is fixed, keep it fixed.

Cheslek offers the following rules of thumb to follow in the interest of keeping a good credit score:

* Pay bills on time. Late payments add fees to the balance owed.

* Change the payment due date if the current one is inconvenient.

* Pay more than the minimum due, even if just a little.

* Do not skip any payments. Skipped payments lead to bad credit.

* Do not close old accounts. Creditors look at how long you've had credit.

* Keep one account with no balance.

* Do not apply for loans you don't need. Every loan request shows on your credit report for two years; a denial becomes a negative mark.

(ARA) - The American home may be shrinking, but not the Great American Dream. Americans are still living large, just doing so in smaller spaces.

To some trend-watchers, the downscaling of the American home comes as good news. Architects, designers and social observers say our willingness to resize our floor space means Americans are rethinking the way we really live and how we use whatever space we do have. Home, they say, has become less about impressing others and more about making ourselves happy. And since we are mostly baby boomers - that tidal wave of Americans born between 1946 and 1964 - who have long been accustomed to getting what we want, happiness is often defined in terms of luxuries and personal amenities.

"Natural materials like American Hardwoods are redefining the word 'luxury,'" says Linda Jovanovich of the American Hardwood Information Center. "Hardwoods bring richness and warmth to even small rooms, whether it's used on the floors and walls, or crafted into built-ins. Custom hardwood furnishings like bookcases and cabinets make a home personal, yours alone, and isn't that the ultimate luxury?"

This new definition of luxury - top-quality, mostly natural materials, careful attention to architectural details like natural wood window frames and mouldings - is one that architect and author Sarah Susanka agrees with. And what Susanka thinks matters.

In 1998, her professional hunch launched what has become the "build-better-not-bigger" movement, when she published the first in her best-selling series of "The Not So Big House" books.

Her mantra is indeed, think smaller, and she also believes that "luxury comes from the materials we surround ourselves with. Beauty comes from natural materials. You can see where they come from - in the grain, the veining. The more natural the materials, like real hardwoods and granite, the more content you are. There's a quality you can't name, but you can feel it."

Gale Steves, author, editor and design industry consultant sums up a similar concept in her book about "Right-Sizing Your Home." According to Steves, "Right-sizing is about making the best use of the spaces you have for the way you live." She suggests these ways to best enjoy the shrinking and changing American home.

* "Create a room within a room," Steves advises. Her ideas begin at floor-level. Install hardwood flooring throughout to unify the spaces and make them look larger, then use area rugs to define separate areas. Lay hardwood on the diagonal to set off special architectural features. Create a "rug" under a dining table with an inset frame of contrasting hardwood. Or outline an entire room with two courses of contrasting hardwood.

* More ideas: Use a sectional sofa to delineate an intimate seating area within an open floor plan. And - of special interest to the many boomers who are eschewing retirement - find a standing wood-panel screen to create privacy or isolate a work space, say, in a bedroom office area.

* And don't forget to make it sustainable. Living green is a high priority for the anti-McMansion generation. As Susanka sees it, we should think of the 21st-century house as "a well-tailored suit: you use less material, but it fits you perfectly."

So while the size of the "average" U.S. home may be shrinking, remember that it's more about space that works and that satisfies the psyche in the process that defines the ultimate in luxury. (ARA) - With the new year under way, you may be thinking about needed home improvements and how you'll use your credit to fund them. While it's important to understand your credit before making major home improvement decisions, you should also consider another kind of credit - tax credits for energy efficient home improvements.

For the past few years, the federal government has offered tax credits for certain home improvements aimed at increasing a home's energy efficiency. While the most popular and generous tax credits, such as the one that allowed you to claim up to 30 percent of improvements such as a new roof or hot water heater, have expired, you can still get credit for other significant energy-efficient improvements.

According to EnergyStar.gov, you can claim a tax credit for 30 percent of the cost of installing a geothermal heat pump, small wind turbine or solar energy system in your home. The credit has no upper limit and applies to both existing homes and new construction, but not to rental properties. This credit is good until Dec. 31, 2016.

You can also get a credit of up to 30 percent of the cost of residential fuel cells, up to $500 per .5kW of power capacity, EnergyStar.gov says. This credit is also available until Dec. 31, 2016.

While the initial cost of these improvements may seem significant, they can dramatically decrease home energy bills in the long run.

Depending on the type of home improvement or repair you undertake, you may also be able to claim a deduction on your taxes. Before launching a significant home repair or improvement, it may pay to consult with your tax accountant to see what, if any, portion of the cost may be deductible. And, as you do home repairs throughout the year, keep receipts and discuss the improvements and possible deductions with your accountant when he or she is preparing your tax return.

Latest Statistics in for Third Quarter Home Sales in Texas

The National Association of Realtors (NAR) has awarded a grant of $3,000 to the MetroTex Association of Realtors. The MetroTex Association covers the REALTORS in most of North Texas, including Tarrant and Dallas counties. MetroTex was the only Texas association to be successful in gaining a grant through NAR's Housing Opportunity Program.

The grant will be used to hold a workshop for REALTORS, public officials, and affordable housing organizations to define and describe the negative attitudes held by the public about affordable housing. Workshop participants will also create strategies to change those attitudes.

Each year the National Association of Realtors (NAR) surveys thousands of buyers and sellers to determine trends for a particular year. From July 2009 to July 2010, NAR found the following:

New home purchases were at the lowest level in nine years. New home purchases represented only 15% of home purchases. Obviously, 2010 was a tough year for builders.

The typical home was under 2000 square feet, measuring about 1,780 square feet.

Single family homes without any adjoining walls to other homes were the most popular at 77% of home purchases. Condo developers also suffered in 2010.

Buyers over 50 purchased senior-related housing, including active adult communities, in 11% of cases.

Commuting to work is a prime concern for most buyers. The costs of getting to work or school were considered very or somewhat important by 76% of buyers.

Looking at the year in Grove Team sales, Texas buyers were very similar to those found nationally. New home sales slowed and condo owners had a very difficult time selling their homes in 2010.

Americans paying credit cards on time, but lag on mortgages

(ARA) - While more Americans are paying their credit card bills on time, a growing number are paying their mortgages 60 or more days late, according to research by Experian, the leading global information services company.

Nationally, since 2007, the number of credit card payments that are 60 days or more overdue declined by 20 percent, the study found. In contrast, 25 percent more consumers are paying their mortgages 60 days late.

In 30 of the nation's largest metropolitan areas, the percentage of late credit card payments decreased significantly, with Cleveland showing the most improvement, Experian reports. Residents of the "Rock and Roll Capital of the World" improved their payment rate by nearly 35 percent between 2007 and 2011.

Mortgage payment rates, however, did not fare as well over the same time period in many metropolitan areas across the country. The percentage of missed mortgage payments (considered to be payments 60 or more days overdue), rose dramatically in 26 regions in the study, and improved in just four.

Portland, Ore., fared the worst, with nearly a 100 percent increase in the number of missed mortgage payments. Phoenix (78.4 percent), Baltimore (66.8 percent), Seattle (65.1 percent) and New York (49.4 percent) rounded out the list of the five cities with the highest increase in missed payments. At the other end of the spectrum, the number of late mortgage payments actually declined in Cleveland, Minneapolis, Denver and Detroit.

"In looking at the numbers, we're seeing that even in the cities at the bottom of the list, consumers are meeting their bankcard payment obligations better than before the recession," says Michele Raneri, vice president of analytics, Experian. "While the Experian data shows an overall improvement to these 60-day delinquencies, as much as a 30 percent improvement is seen in the key Texas cities, which is a positive sign in what has been a slow economic recovery."

While the trend is positive on the bankcard side, the mortgage side is continuing to suffer in most of the markets. Delinquent payments and collections can have a major negative impact on a credit score and a consumer's ability to obtain credit.

Experian offers these tips for consumers to consider regarding payment behavior:

* Make sure your payments are current, and do not let them be late again. The longer your history of on-time payments, the less impact the delinquencies will have on your creditworthiness.

* If you miss a payment on an individual account, that payment may impact your ability to open joint accounts because both credit histories will be considered.

Important Changes for Those Applying for Property Tax Exemptions in Texas

Texans applying for exemptions from property taxes will have to submit a bit more paperwork because of legislation that took effect September 1, 2011. With the new bill, the legislature attempted to curb those who double dip and claim exemptions for multiple properties.

In order to qualify for residential property tax exemptions--such as the homestead, over 65, or disabled veteran exemptions--applicants must provide the following to the Central Appraisal District when submitting an application:

Texas drivers license or state ID card

Vehicle registration receipt

Those without vehicles must submit a notarized affidavit certifying that they do not own a vehicle and submit a utility bill.

All of the addresses on the documentation listed above must match the address of the property for which the exemption is being sought. Those with existing exemptions will see their tax discounts renew automatically, but if they apply for a new or different exemption they must present the additional documentation. This additional step is designed to stop those who are not entitled to an exemption from receiving one and shifting the tax burden to others.

Big Changes in Real Estate

The sub-prime loan lending collapse has had fallout in all areas of real estate. Recent changes in the guidelines for appraisals are a perfect example. New rules that took effect as of September 1, 2011, are:

Days on the market - The appraiser must account for all of the days the property has been listed for sale. No longer can agents take a property off the market for thirty days and have that escape the appraiser's attention. The more the days on the market, the more likely the days on the market will effect the property's appraisal negatively.

Offering price - The appraiser must report the offering price history and price changes.

Sale type - The appraiser must report the type of sale from a list of choices.

Financial assistance - All financial assistance including monetary and non-monetary assistance must be reported including gifts, payment of property taxes, and HOA dues for a period of time, etc.

Property view - A view rating must be assigned. The appraiser has the choice of neutral, beneficial or adverse. In the past, unless a view was exceptionally good or bad, it went unnoticed, this change will require that each property be assigned a number value for review.

Property style - Much more detail is required. One story and two story will not describe a property.

Condition - Much more detail is required. This is a boon to sellers who have updated their properties. The work done to a house must be described as "not updated", "updated" or "renovated." Specific definitions are applied for these terms. This change gives a clear advantage to sellers who have updated their properties.

Quality of construction - This change is also a plus for sellers who have purchased higher quality construction in a subdivision. Many times agents see subdivisions that are begun with one level of construction, but finished with a lower quality. This change is more accurate and saves the seller attempting to explain the change in construction or builders.

All change creates tension and apprehension. These changes are positive for the most part because they allow an appraiser to explain a property's value which might exceed the norm for the neighborhood . The downside is that appraisals may cost more. The upside may well exceed the downside for most sellers'.

Myths

There are a few myths about design that I would like BUST! So often we think that because of one thing we cannot hire a designer, or have a nice home. And while not everyone has the budget for a designer, everyone CAN have a nice home.

Myth #1: I live and use my home. I don't want to feel like I am in a museum.

Having a nice home doesn't mean it's so stuffy and expensive that you can't touch anything. You should always feel comfortable in your home and it should be a reflection of you and your family. However, you don't want that reflection to say "messy and outdated" either! There is a balance between stuffy and no style. Find your inspiration, get organized and make your house your home!

Myth #2: I have kids, so my house can't be nice.

Kids are not a good excuse for a home with no style. The main key to a beautiful and functional home with kids is organization and a reality check. Use bookshelves with baskets to hide toys or even a large basket on the floor. Don't have white furniture and keep the glassware high or put it away. And, this may seem obvious to some, keep your house picked up. Have kids pick up when they are done with things and for those that aren't old enough, let them see you doing it. A tidy house always seems "nicer" than one with your things strewn all over the place (this also goes for homes without kids!)

Myth #3: I want new window treatments and bedding, but can't afford custom right now. I guess I have to wait.

FALSE! Stores have come a long way with their draperies and bedding! Ready made draperies are a cost efficient option for an easy update. Grommet drapes cut down the cost of hardware, too (no rings!). When it comes to bedding, you don't have to grab the bed in a bag. Take different pieces from different collection to make your own unique combination. Ready made does have to mean ordinary!

Fun, surprising cost-saving home improvements

(ARA) - Who wouldn't like to save money on utility bills this winter? But have you ever considered some of the more common energy-efficient home improvements - like insulating your hot water heater or replacing incandescent bulbs with compact fluorescent - and thought "dullsville"?

Sometimes the act of saving money just isn't fun enough on its own. Fortunately, you can make home improvements that will trim your utility bills and boost your home's appeal at the same time. Here are four fun home improvements that are surprisingly energy efficient as well:

1. Buy a new dishwasher - Or clothes washer. Older appliances were not only built to be less energy efficient, they can lose what little efficiency they had as they age. If your appliances are more than 10 years old, they likely use more energy and water than newer models, especially new models that are Energy Star qualified.

Dishwashers purchased before 1994 use an additional 10 gallons or more of water per cycle than a new Energy Star qualified model, according to EnergyStar.gov. And if you don't have a dishwasher at all, don't think of buying one as just a luxury. Energy Star says you'll save 5,000 gallons of water and knock $40 per year off your utility bills if you give up washing dishes by hand - not to mention 230 hours of your time.

2. Beautify your bathroom - Kitchens and baths sell homes, but they're also the rooms where the most water gets used and wasted. Old fixtures and faucets are among the top water-wasting culprits in a home. You can conserve water by turning off the tap when you brush your teeth, but that water savings goes down the drain if the toilet runs constantly when you leave the room.

Replacing leaky fixtures can reap significant water savings. Energy Star says a leaky faucet can waste gallons of water. Just one drip per second can waste up to 1,661 gallons of water in a year, according to EnergyStar.gov. You can also conserve water by installing a low-flow showerhead, which can save you as much as 5 gallons of water during a 10-minute shower. Many manufacturers now offer stylish, water-efficient faucets and showerheads.

3. Let the sun shine in - A venting skylight is a fun way to fill your home with nourishing natural light and passive ventilation, but did you know it's also energy efficient? Installing a venting skylight can help you lower your electric bill by reducing your dependency on artificial light and electric fans. Natural light has been tied to a host of health benefits, including improving mood. A skylight not only enhances the energy efficiency of your home, it adds decorating flair and could make you feel better about living there.

They're also relatively low-cost when it comes to "luxury" home improvements. You can get an Energy Star qualified "No Leak Skylight" from Velux for about $1,000 per unit for a remote-controlled electric venting model that closes automatically should it rain. Log on to www.veluxusa.com to find a local installer for a customized cost estimate.

4. Install a fireplace - Zone heating the areas of your home where you spend the most time can reduce your home heating bill by 20 to 40 percent, according to the Hearth, Patio and Barbecue Association. Installing an energy-efficient fireplace or a stove is a great, appealing way to zone heat the rooms you use the most.

What's more, this type of heating can be "greener," if you use renewable fuels like cord wood, pellets or other plant-derived materials in your high-efficiency stove or fireplace. As for the fun quotient, it's hard to top a fireplace for a home improvement that adds warmth and appeal to a room.

Saving money can be doubly exciting, when you opt for energy-efficient home improvements that also enhance enjoyment of your home.

Restrictions on HOAs

In the last legislative session, there were several bills passed which limit the powers of HOAs (homeowner's associations). We'll cover specifics in future posts, but in general the new limits to HOA power are as follows:

Apply payments to actual dues before fines and attorney fees;

Improve voting rights for residents;

Mandate more transparency and access to meeting minutes;

Make it harder for HOAs to foreclose;

Narrow HOAs' rights to prohibit religious displays, flags, and solar panels.

These changes give homeowners and residents more flexibility in the use and enjoyment of their own property. Good idea.

How to Know How Much Water Your Sprinkler System Is Delivering

If you're planning to reduce landscape water usage and you have a sprinkler system, you need to know how much water your sprinkler system delivers. Here's how:

Put out five to seven catch cans at different distances from each sprinkler head. (Tuna or cat food cans work well.)

Water each zone for three minutes.

Measure the amount of water in each can.

Add the amounts in each can and divide by the total to obtain an average.

Multiply the average by 4 to determine how long to run the system.

For example, if you found that the average in a particular station is 1/2", then you would water for 6 minutes to apply 1 inch of water. If you find great variations in the amount of water in various cans, then have your sprinkler system checked.

Most experts recommend at least one inch of water a week to maintain an existing landscape. However, more water may be required with recent high temperatures.

Five Ways to Reduce Outside Water Use

The long drought has finally hit most residents of North Texas cities in their own back yards: mandatory outside watering restrictions are in place. We have found five ideas for limiting outside water use and still maintaining an attractive landscape with plenty of curb appeal.

Avoid runoff on sloping areas by cycling the water off and on. Apply water slowly for five to fifteen minutes and then turn it off for fifteen minutes. Repeat until you have watered the correct amount. This process is particularly helpful for those who are unlucky enough to live on lots composed of clay soil. Consider using low output sprinkler heads, bubbles, or drip irrigation systems as tools to avoid runoff.

When replacing plants or trees that have died because of this summer's hot temperatures and lack of water, consider replanting with drought-tolerant plants and shrubs. A blooming Mexican heather outperforms a drooping azalea in almost every category. As an added bonus, native plants can provide food for wildlife.

Consider using groundcover rather than turf, especially on oddly-shaped areas. It's easier to maintain, requires less water, and will avoid runoff.

Again, to those unlucky owners of clay: consider adding organic material to your clay soil at every opportunity. You'll use less water, and your landscape plantings will perform better.

Evaluate your sprinkler system. The next post will include instructions for determining how much water your sprinkler system is delivering. Use those numbers to decide how long to water.

Following these tips will assist you in saving money and your expensive landscape.

Suspect a pool leak?

American Leak Detection provides a step by step test to find out if your pool is leaking or if the water is evaporating at a faster than normal rate because of the heat.

Fill the pool to the level recommended for operating: usually pool companies suggest halfway up the pool skimmer.

Turn off the pool pump and any other device that adds water to the pool.

Take a five gallon bucket and fill it to within 1" of the top.

Place the filled bucket on the 1st or 2nd step of the pool with the bucket under water at least six inches. Make sure the bucket won't tip or float.

Mark the water level inside the bucket.

Mark the water level on the outside of the bucket.

Turn the pool pump back on.

You won't be able to swim during the test.

Wait 24 hours and compare the level in the bucket with the level in the pool. If the pool level is lower than the bucket level, then you probably have a leak. If the levels are the same, then the Texas heat has struck again, and you are experiencing normal evaporation.

Those pools with a spa, fountain, waterfall, or negative edge will lose slightly more than the bucket because of increased evaporation.

Of course, in the unlikely event that it rains, you will have to repeat the test. (We hope you have this problem!)

More Information on the Latest Keller IDS Accountability Rating

The latest ratings from the TEA have been released, and Keller ISD's rating has fallen to Acceptable from Recognized. Naturally, all residents of KISD are concerned about a ratings fall. Those with children and those who are concerned about children wonder about the effectiveness of education in the district. Even those without children are concerned about falling property values because of school quality.

A quick look at the ratings of various campuses demonstrates the problem. Although some campuses did have lesser ratings this year, Caprock Elementary fell from Exemplary--the highest rating--to Unacceptable. Falling from the highest rating to the lowest in one year is an unusual development, to say the least.

Brice Nieman from KISD shed some light on these new developments. The rating change for Caprock seems to be directly linked to a change by the TEA. The TEA did use the Texas Projection Measure in 2010, and the scores from all sub-populations were not used to establish Caprock's rating in 2010. In 2011, those two factors were reversed: the Texas Projection Measure was not used and scores from all sub-populations were used.

These and other changes to the rating system made achieving higher ratings more difficult in 2011 than in 2010. Rating changes--mostly downward--were not unusual for Texas school districts and for individual campuses in 2011. Caprock Elementary's fall is unusual in how far it fell in a single year.

Keller ISD is working to improve its campuses this year. The question is how much time will be spent on teaching to the test because of the furor over the ratings change.

The Sky Is Not Falling

A guide for getting through emergency home repairs

(ARA) - A surprise can be fun on some occasions, like your birthday. But when it comes to home repair emergencies, a surprise is the last thing you want - especially in these economically challenging times.

Unfortunately, this is a situation all too many homeowners find themselves in after a home emergency. Often they discover that a repair they assumed would be covered by their home insurance or local utility is actually their responsibility to fix.

From water and drainage systems to electrical and heating/cooling configurations, your home is a complex network of pipes, wires and electrical components that could require an emergency repair at any time.

An outside water pipe breaking or a sewer line collapsing can easily rank as a homeowners' worst nightmare; however, when an emergency occurs, most homeowners are not aware of who is responsible for the damage. In fact, less than 50 percent of the homeowners in a recent national survey, conducted by GfK Roper Custom Research, knew that they were responsible for repairs to the water line between their house and the street.

This is where companies that offer emergency home repair plans, such as HomeServe USA, can make the difference between peace of mind and an expensive and time-consuming repair.

"According the results of the survey, one third of all homeowners responding assumed that their local utility was responsible for the cost of a burst water line between their house and the street, when this is usually not the case," says Tom Rusin, chief executive officer of HomeServe USA. "One of the challenges of home ownership is that the potential for expensive repairs is always out there. In fact, repairing a water service line can cost more than $2,000 and simply clearing a blocked drain can cost upwards of $350."

Rusin suggests that all homeowners do the following things to minimize the potential financial liability and hassle associated with home repair emergencies:

1. Speak to your homeowners insurance agent to get a clear understanding of which areas of your home are covered by your insurance policy and which ones are not. Potential trouble spots include interior and exterior electrical wiring, outside water service and sewer lines, inside plumbing and gas piping, central heating and air conditioning systems, and the water heater.

2. Similarly, speak to your local electric, gas, and water utilities to determine equipment that you may be responsible for. As mentioned earlier, the water and sewer lines that run underneath the lawn are the responsibility of the homeowner in the vast majority of cases.

3. Proper maintenance of home components greatly minimizes the chance of an unexpected emergency. For example, check the air filter on your central heating or cooling system regularly and change it about once every three months during the season. Protect water pipes from freezing with proper insulation or draining them prior to winter. And fix leaky faucets and toilets to save water and prevent bigger problems.

4. Consider a home emergency protection plan that can relieve you of not only the financial burden of a home emergency, but also the uncertainty involved in looking for a repair person on a Sunday afternoon.

"The more prepared homeowners are for a home repair emergency, the more peace of mind they'll have and the more time they can spend enjoying their house with their families," says Rusin.

The Obama administration will begin working on new strategies for how to better sell previously foreclosed homes held by Fannie Mae, Freddie Mac and the Federal Housing Administration, which may include renting more REO. The Federal Housing Finance Agency, the Treasury Department and the Department of Housing and Urban Development put out a request for information, seeking new ideas from market participants for selling REO. Currently, the government owns roughly half of the REO inventory in the U.S.

The agencies called on private property managers to submit ideas on how to reduce the REO portfolios at the GSEs and the FHA in a cost-effective manner. They also seek new ideas on property repair, sales strategies in specific hard-hit areas and new analysis of when to sell or even rent these properties.

There are 92,000 properties currently for sale from HUD, Fannie and Freddie. Inventory is different as many properties are held up and not currently on the market due to delays in the process or state and federal regulations. Fannie Mae held 135,719 REO properties at the end of the second quarter, and Freddie held an inventory of roughly 61,000 REO. The agencies said there could be new programs developed for allowing the previous owner to rent the home or to allow current renters to become owners. They are also looking for private holders of REO to partner with the government in the effort.

Sen. Jack Reed (D-R.I.) recently sent a letter to the FHFA, urging the Fannie and Freddie to convert their repossessed properties into rental units and pool them for sales to investors.
"FHFA, Treasury and HUD anticipate respondents may best address these objectives through REO to rental structures, but respondents are encouraged to propose strategies they believe best accomplish the objectives," the agencies said. FHFA Acting Director Edward DeMarco said Fannie and Freddie will continue marketing individual REO for sale, but they will also look at possibly pooling these properties in some areas to reduce credit losses and stabilize neighborhoods.

"Partnerships involving enterprise properties may reduce taxpayer losses and meet the enterprises’ responsibility to bring stability and liquidity to housing markets. We seek input on these important questions," DeMarco said. Treasury Secretary Timothy Geithner said solving glut of REO on the market is crucial to repairing housing finance overall. "Exploring new options for selling these foreclosed properties will help expand access to affordable rental housing, promote private investment in local housing markets, and support neighborhood and home price stability," Geithner said.

HUD Secretary Shaun Donovan said millions of families, who have struggled to maintain their monthly payments, have seen the value of their home drop because of abandoned properties.
"At the same time, with half of all renters spending more than a third of their income on housing and a quarter spending more than half, we have to find and promote new ways to alleviate the strain on the affordable rental market," Donovan said. "Taking steps to encourage private investment in REO properties and transition them into productive use will help stabilize neighborhoods and home values at a critical time for our economy."

Interesting story which recently appeared in the Wall Street Journal regarding Colby Sambrotto, the founder and former CEO of forsalebyowner.com. It seems the founding father and lifelong evangelist of the concept of selling your home without a real estate agent was forced to hire a broker to sell his home after failing at what he preaches others should do.

After failing to sell his NYC apartment on his own as a For Sale By Owner (FSBO), Sambrotto hired a broker and paid a 6% commission in order to get the job done. His personal experience helps refute some of the myths Sambrotto has been espousing for over a decade. Let’s look at two of those myths:

Myth #1 – You Will Pocket More Money Selling on Your Own

Most FSBO sites say you can save the commission by selling on your own. What happened in Sambrotto’s sale? From the WSJ article: “The broker, Jesse Buckler, said he told Mr. Sambrotto the apartment in the Lion’s Head building on West 19th Street near Sixth Avenue was priced too low and wasn’t drawing the right buyers. By May, it went into contract, he said, after attracting multiple offers. It closed in the last few days for $150,000 more than the original asking price.”

Myth #2 – The Internet Alone Can Sell Your Home

Many have said that, with the introduction of home search on the internet, hiring an agent is no longer a necessity. What happened to the FSBO guru when he attempted to only depend on the internet? From the WSJ article: “Looking to move his family to the suburbs, [Mr. Sambrotto] said he carefully staged his apartment for sale himself, and put it on the market. But after using a mix of websites to publicize his apartment, he said he had only ‘middling success’ and switched to a broker because many buyers were so reliant on brokers.”

According to the U.S. Department of Energy, 40 percent of global energy consumption and associated greenhouse gas emissions come from the world's homes and buildings. What you should know about strategic default

(ARA) - Who would risk the negative impact of defaulting on a mortgage if they didn't really have to? About 17 percent of Americans who defaulted on their mortgages in the second quarter of 2010 did exactly that, according to a study by Experian, the leading global information services company.

"Strategic default" - choosing to stop paying on your mortgage even if you can afford the monthly payments - peaked at the end of 2008 during the height of the Great Recession. At that time, strategic defaults accounted for 20 percent of all mortgage defaults 60 or more days overdue, according to Experian.

And while the percentage of Americans taking this option has steadily declined since then, the credit risks for strategic defaulters remain unchanged.

"Not paying your mortgage will have a far-reaching, long-lasting impact on your ability to secure future credit, regardless of the reason for your default," says Charles Chung, Experian's president of Decision Analytics. "Experian's study indicates that many strategic defaulters continue to faithfully pay on their other debts. Some even purchase other homes for better terms before selectively defaulting on their upside-down mortgage."

If you owe more on your home than its current market value, you may feel tempted to walk away from a bad investment, even if you can afford to make the monthly mortgage payment. But when considering strategic default, you should keep several factors in mind:

* Defaulting on your mortgage is the second most damaging thing you can do to your credit, even if you continue to pay your other bills. Only bankruptcy will affect your credit score more adversely than foreclosure.

* Foreclosure remains on your credit report for seven years. During that time, securing other credit at reasonable terms and rates will be very difficult, if not impossible.

* Potential employers are looking at credit reports. In fact, 60 percent now check applicants' credit reports, according to an article in the Washington Times. By impacting your credit, a strategic default may affect your ability to get a job.

* Last year, Fannie Mae, the government-controlled mortgage giant, said it would implement a policy to prohibit strategic defaulters from getting a new Fannie Mae-backed mortgage for seven years from the date of foreclosure.

* Finally, in some cases, the debt that foreclosure "erases" may be recorded as income, which means you will have to pay taxes on it.

"Some may see strategic default as a way to get out of paying a bad debt," Chung says. "But its associated costs like a lower credit score, higher interest rates and less ability to secure future credits, can wipe out the financial benefit of no longer having a mortgage payment."

A Closer Look at Home Pricing Forecasts, Local Markets Vary Widely

RISMEDIA, July 14, 2011—Economic consulting firm Clear Capital reported prices nationally have decreased by 3.2 percent in the first six months of 2011 and are forecast to drop another 2.4 percent in the second half of 2011. The new forecast updates the firm’s December prediction that prices would fall 3.7 percent in all of 2011 after falling 4.1 percent in 2010, the firm reported recently. But individual markets will vary widely.

In the second quarter home prices gained 0.9 percent after nine months of decline. Halfway through 2011, the U.S. REO saturation rate remains at 31.3 percent compared to the 33.1 percent reported at the end of Q1. This number, while historically very high, is clearly trending slightly downward with absorption of REO property.

Only five U.S. markets are forecast to produce home price gains in the second half of 2011 including: Washington, D.C., New York, Orlando, Dallas, and San Francisco.

“At the mid-point of the year, it’s promising to see the overall market shake off the string of declines observed since late last year, especially in light of significant challenges for the industry,” says Dr. Alex Villacorta, director of research and analytics at Clear Capital. “However, we have yet to see the burst in consumer demand to avoid posting a net loss in national prices for the year.

“While most individual markets are also projected to post losses for the year, it is clear prices have begun to level off and are not exhibiting as much volatility as we’ve seen since the downturn began,” adds Villacorta.

The first half of 2011 continued the price declines experienced across much of the U.S. in 2010 as prices continued to face pressure from high unemployment and REO saturation rates above 31 percent. Home prices for the first half of this year have also been affected by a reversal of price gains from the 2009 and 2010 homebuyer tax credits. The wild spikes in price trends experienced in 2010 have given way to more gradual trends in 2011. Declines of 3.2 percent through the first half of 2011 contributed to the overall 8.0 percent decline since June 2010.

Prices were also pushed downward 4.1 percent in the first quarter of 2011 due to the slow winter home buying season creating the “double dip” in April 2011, and breaking through the previous low mark set in Q1 2009. Since then, U.S. price declines have seen modest gains, and while varying according to each local market, it is unlikely national home prices have reached a true and sustainable bottom.

The future outlook continues to point to a fragile housing market. However, the aforementioned quarterly increase of 0.9 percent is an encouraging sign that the markets are capable of positive price growth despite the first quarter lows and the continued economic and foreclosure pressures. Even with the recent gain in quarterly home prices, current price levels effectively match the levels seen in Q1 2009, and hover near the levels last seen in mid 2000.

Facts on a tax that may apply to some real estate transactions in 2013

Rumors are circulating on the Internet about a new 4% tax applied to all real estate sales beginning in 2013. While there is a Medicare tax going into effect in 2013 that could apply to some real estate sales, the criteria that must be met for the tax to be collected would be fairly narrow. According to the National Association of Realtors and factcheck.org.

First, the new tax would apply to the sale of a primary residence only if the seller's adjusted gross income is more than $200,000 for a single person and $250,000 for a married couple. Second, if the sellers meet the income criterion, the new tax would apply only to capital gains from the sale if they exceed $250,000 for individuals and $500,000 for a married couple. Finally, if both of those criteria are met, then the 3.8% tax would apply only to the profits above the $250,000/$500,000 limit.

I am proud to announce that the City of Keller has achieved an Insurance Services Office (ISO) Community Public Protection Classification (PPC) rating of 2. This is a rating given to the City by ISO after reviewing the City's firefighting capabilities, which include the Fire Department, Dispatch Operations and Water Operations of individual communities. This rating, according to statistics on the ISO website, indicates that Keller will now rank in the top 1.3% of communities nationwide (648 out of 48,324 communities), and the top 5.2% of Texas communities (125 out of 2,2423 communities) that have achieved an ISO PPC rating of two or better. Previously, the City's rating was a Class 4, but will now be elevated to the Class 2 rating effective November 1, 2011 by ISO and the Texas Department of Insurance.

What does this mean to our citizens, businesses and property owners? Insurance companies utilize the ISO PPC classes in establishing premiums for both commercial and residential property policies, with the better (lower) the PPC rating (1-10 with 1 being best), the lower the insurance rate and cost of insurance. In his report to the City, consultant, Mr. Mike Pietsch, of Mike Piestsch P.E. Consulting Service, Inc. stated, "If an ISO 2 were attained, the commercial property owners and residential property owners within five road miles of a Keller Fire Station and within 1,000 feet of a fire hydrant would save a possible 11% and 10% respectively.

Achievement of this improved rating is a tremendous benefit to renters, businesses, and property owners. This significant improvement in the City's rating was a direct result of concerted efforts by many City employees and departments (Fire, Dispatch, Water and Information Technology), in meeting and exceeding the City's core values.

Because pictures attract buyers, it is important that your home looks its best on photo day.

Internet entry – Your listing’s entry to our local Multiple Listing Service is normally completed within 24 hours after photos are taken. Please allow ten days for your information to be available for viewing on Realtor.com, the Keller Williams site, the Grove Team site, and others.

Graphics - A full color flyer of your home will be provided by the Grove Team. This flyer includes upgrades, improvements, and specific information regarding your property. If there are details that you would like to be featured, please be sure to inform us right away. We initially order 25 copies; please notify our office when you need more.

Feedback from showings – Comments from agents showing your property are requested daily. Agent feedback helps measure the market’s response to your property. This feedback is available to you through email reports, on the Centralized Showing Service website, or when we call you each Friday.
